The last major repairs to the asphalt parking lot were completed in 2010. BOD is currently reviewing bids to repair, seal coat and stripe the parking lot. Two areas of the asphalt have been damaged by tree roots -- the parking slip for unit 12 and the curb in front of unit 27 (both trees have been removed). Additionally, erosion has caused a small sink hole at the back of the parking lot near the recycle bin.

A Reserves Study Analysis is required every three years. Walla Services is currently conducting the 2017 Study. The board uses their recommendations as a guide when planning maintenance and repairs of existing structures. Consideration is also given the studies recommendation for the reserves allotment of association dues.

One bid for the asphalt work has been received and was reviewed by the BOD at the July 11th meeting. At the close of other business the board viewed the slated repair of the curb in front of unit 27. The bid does not include the concrete repair that is also needed. It was decided to have the asphalt contractor remove the curb between the red arrows, beyond the damaged area marked on the pavement. This will allow us to realign the curb, widening the easement to the rear of the parking lot. It will also require less cement to complete the job.
California Equity Corporation (Roberta Standen), the developer of the ACD complex, has regained ownership of the lot across the creek that the pergola spans. The BOD is currently negotiating a plan of action with California Equity Corporation to address the fate of the jointly owned pergola structure.
On July 18th around noon, ACD was evacuated due to the Detwiler fire that devastated the county. Above the tree line in the middle picture, you can see the fire break that CDF blazed approximately 50 yards from the bottom of the range that parallels Mariposa Creek behind the complex. With numerous fire retardant air drops, the fire break held at 1/4 mile or less from the boundaries of the complex. Other than a temporary loss of power (electric and propane) and an accumulation of ash and debris in the pool, the HOA has incurred no other damage.
Announcement: At the August 8, 2017, meeting of the BOD, the board voted to call a Special Meeting of the membership to discuss the future of the pergola. See the E.1 of draft minutes for more information. Notification of the Special Meeting will be mailed soon.
Announcement: It is time to begin budget planning for the 2018 year. A preliminary budget proposal will be drafted and presented at the September 12th meeting of the BOD. Budget discussions will take place at the September and October meetings and a final budget will be approved at the November meeting. Asphalt maintenance and repair work was completed on September first and sixth 2017. Cement work to repair the curb in front of unit 27 is pending. The new angle provides a wider access to the back of the lot.

Shortly after the Annual Member meeting, California Equity Corp. sent an email stating that they were ready to move forward with the Pergola Repair. A contract has been signed, a building permit obtained and the repair is in progress.

Work has begun on repair of sagging Carport roof.
Paul Standen has completed repairs to the barge rafters of several units. He will be returning in the Fall to address roof leaks and further repairs.
Work to begin on repair of patio fences (several with dry rot issues reported by pest control). Carports, rails, window trim, and water heater doors to be repainted as needed.

Above photos are of the last Carport Structure. The fifth photo shows the metal C Channels that run from pole to pole on both sides of the structure and support the trusses. The C Channels are anchored to an L Bracket at the top of each pole. . It is believed that the weight of the tile roof is causing the C Channels to bow or twist inwards and that bowing is popping the screws out of the L brackets. The repair option presented at the Annual Membership Meeting is to attempt use C clamps to bring the top of C Channels flush to the L Brackets and replace the screws with bolts.
